GMHF is Eager to Assist Employers, Developers and Community Leaders Interested in Workforce Housing

Local Leaders can Make a Difference in the Community

Private employers and their community partners, including non-profit developers, for-profit developers, local government agencies, and local non-profits may apply for GMHF assistance. GMHF can work with housing and community development staff and employers to create customized EAH programs that best fit their needs.

Employer Participation is a Commitment to Workforce Housing
Eligible participation includes:
• Cash contribution
• Land donation
• Downpayment assistance
• Housing development and ownership
• Homeownership training for employees
• Low-interest construction financing

GMHF Supports EAH Efforts in Four Critical Ways

1- Homebuyer Assistance

• Available for new construction and existing homes.
• 1:1 GMHF match of employer assistance up to $2,500.
• Minimum employer contribution of $500 per household.
• Employer contribution may be in the form of a grant, forgivable loan or long-term, low- or no-interest deferred loan to the homebuyer. In-kind contributions, such as land, may qualify with the value of such a contribution, as verified by GMHF. 
• GMHF funds are in the form of a grant.

GMHF's EAH homebuyer downpayment assistance (.pdf) 
(.doc) accepted throughout the year by GMHF. Designed as downpayment assistance for homebuyers.

2- Affordable Rental Housing Development

• Available for new construction only.
• Maximum gap financing of $15,000 per unit, plus 1:1 match of employer contribution up to an additional $5,000.
• Maximum GMHF gap amount is $20,000 per unit .
• Minimum employer contribution of $500 per unit.
• Employer contribution may be in the form of a grant or long-term, low or no interest deferred loan to the project. In-kind contributions, such as land, may qualify with the value of such a contribution verified by GMHF.
• GMHF funds are in the form of a 0% interest, deferred loan.

Applications accepted twice a year through a joint MHFA | GMHF Super RFP. Designed for housing and community developers.

3- Gap Financing

• Available for new construction only and may be used in combination with GMHF downpayment assistance.
• Maximum need-based gap loan is $15,000 per homebuyer.
• The employer downpayment assistance does not reduce the amount of gap financing awarded to the households receiving assistance.

4- EAH Program Development

GMHF offers technical assistance to employers and communities interested in expanding local affordable housing opportunities. GMHF works with business and community partners to develop programs and projects that best meet their needs.
